Hot tips to declutter and maximise your sale price

Preparing for a sales campaign is not a small task if you’re dedicated to maximising the sale price of your home.

Most agents will only give you the basic instructions – declutter, wash the windows, repaint worn areas and add some sass to your curb appeal.

But of course, there’s far more to it than that!

These are our Top 4 Tips to ensure prospective buyers have the best possible experience when they inspect your home.

The kitchen is critical

Add a new splashback in a fashionable colour to give your kitchen a modern, vibrant appearance and replace the doors to match. It’s a quick and relatively inexpensive strategy that delivers real impact. Research suggests buyers are more influenced by a kitchen than any other room.

Cupboard capers 

Serious buyers will open all the cupboards and drawers around your home, especially in the kitchen. Therefore it’s important to start packing up and putting items into storage now. Cut the number of utensils and pots and pans in the kitchen as this will enhance the impression of storage space. The same goes for built-in robes in the bedrooms – remove half your clothes and generally de-clutter!

Pesky pets  

While pets are an important member of the family, buyers can baulk at the sight of a dog or cat food bowl. If there are signs of pet activity, you need to clean them up. That goes for dog beds, litter trays and cat scratching posts. Floorboards with urine stains are a particular problem and experienced buyers will be on the lookout for these. The same goes with stained carpets. You may need a professional to remedy these problems. Also make sure your yard is clear of doggy poo before an inspection and give the grass a good hose beforehand to remove any lingering odours.

Toy story  

Even in a family home, no one wants to stumble over toys during an inspection. They leave a bad impression, suggesting the house has insufficient storage. Make sure toys are neatly packed away and if you don’t have the space then consider putting some in a storage unit (or at the grandparent’s place) during the marketing period.
