Property Management Pro Tips – Maintenance Requests

By Siobhan Robinson

One of the most common concerns we hear from landlords and investors is how managing agencies handle maintenance requests.

It’s important to ensure that your investment is well-maintained and that any necessary repairs are carried out in a timely and cost-effective manner.

At Ray White Carlingford, we have a streamlined maintenance system where our tenants can report a maintenance issue directly. All that we require is for them to attach a photo and a detailed description of the problem.

From there, we obtain quotes for the necessary repairs, which we then submit to you for approval prior to any work being carried out.

We work with a team of trusted and reliable tradespeople who we give regular work to. We only hire trusted and licensed trades that we’re confident in their ability to carry out the job at competitive prices.

We understand that many agencies have an expenditure limit, allowing them to spend up to a certain amount without contacting you first. However, at Ray White Carlingford, we have a zero expenditure limit. This means that we’ll always get your approval prior to organising any repairs or maintenance work to be completed.

It’s important to note that under New South Wales legislation, there is a one thousand dollar expenditure limit for Urgent repairs.

We ensure that we comply with all legislation requirements and keep you informed every step of the way.
