With the latest season of The Block in full swing, viewers are watching contestants spend hundreds of thousands of dollars on high-end finishes, designer appliances, and state-of-the-art tech. But do big-budget renovations automatically guarantee top-tier interest from high-end buyers?

The Block judge and real estate veteran Marty Fox recently weighed in on what truly drives decisions at the top end of the property market and his insights offer valuable lessons for both renovators and vendors alike.

The Fundamentals You Can’t Fix

While high-end finishes, stone benching, and $100,000 appliance packages add flair, Fox points out that luxury buyers often walk away over small, unfixable property flaws.

When it comes to high-value transactions, buyers generally pay for the things that cannot be changed down the track:

Land and Position: Prime location, privacy, and ideal orientation.

Natural Light & Proportions: Generous ceiling heights, room flow, and abundant natural sunlight.

Aspects You Can’t Control: Factors like traffic noise, poor afternoon sun, awkward driveways, or undersized bedrooms can quickly derail a multimillion-dollar deal.

As Fox highlights, a home can feature $2 million worth of joinery and gadgets, but if a buyer steps into the main bedroom and hears busy traffic, the sale can be lost instantly.

Tech vs. Timeless Space

While trend-focused features like home automation, saunas, ice baths, and golf simulators are gaining popularity in modern luxury living, Fox emphasizes that the ultimate luxury remains simple: space, light, privacy, and location.

Whether you are renovating to sell or simply planning a future update, focusing on structural proportions, layout efficiency, and maximizing natural light will always yield a stronger return than relying solely on high-ticket décor.
